What the regulations require

Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, the fixed wiring in a privately rented home must be inspected and tested by a qualified person at least once every five years. If the last report set a shorter interval, that earlier date applies instead.

Once the inspection is done, the regulations require you to give tenants a copy of the report within 28 days, and to supply it to new tenants before they move in. Where the report calls for remedial work, that work must be completed within 28 days — or any tighter deadline the report itself states — with written confirmation once it's finished.

Rented homes in England also need a working smoke alarm on every storey used as living accommodation, and a carbon monoxide alarm in any room with a fixed combustion appliance such as a log burner or gas boiler (gas cookers excepted). We check and fit alarms while we're on site, so it's one visit rather than two.

How much is a landlord electrical safety certificate in Blackpool?

The certificate landlords need is an EICR. We charge £120 for a one-bedroom flat, £140 for two bedrooms, £160 for three and £180 for four. Larger houses and HMOs are priced individually — ask about portfolio rates if several properties are due together.

How often do rented properties need an EICR?

Every five years at most. The report itself can set a shorter interval, so check the next-inspection date on the front page of your current EICR and diarise it — we can send a reminder when yours is due.

What happens if my landlord EICR comes back unsatisfactory?

An unsatisfactory report lists C1, C2 or FI observations. The regulations require remedial work to be finished within 28 days of the inspection, or sooner if the report says so. Because we do the remedials in-house, you get one quote, one visit and written confirmation for your records.

Do landlords have to PAT test appliances?

There's no blanket legal duty to PAT test in a standard tenancy, but where you supply appliances — furnished lets and holiday lets especially — testing is widely regarded as good practice. Our PAT visits start from £60.

Can you deal directly with my letting agent?

Yes. Most of our landlord work is arranged with agents: we book access with the tenant, collect keys where needed and email the certificate straight to the branch as soon as it's ready.
